TERMS & CONDITIONS

Bookings
Whilst we endeavour to meet all your requirements, sometimes circumstances beyond our control mean those requirements cannot be met. All published rates are per week unless a short break price has been agreed prior to arrival with owner. Rates include VAT where applicable at current rate. All linen is provided including towels. Any linen lost or damaged will incur a charge for replacement.
A deposit of one third of the total cost of the stay is required to secure your booking and the balance is due 6 weeks prior to arrival. If arriving within the 6 week period, payment in full is required prior to arrival. Please be advised we do not accept cheques on arrival.
Oakthwaite Lodge advertises with other organisations and publications. We are not liable for any inaccurate information provided by third parties, including information regarding prices. Please note that all advertised special offers are subject to availability.
You can check-in from 3pm on the date of arrival. It may be possible to check-in earlier, but only by prior arrangement.
You must check-out before 10.00am on the day of departure to allow adequate time to prepare the lodge for incoming guests.
We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviors that causes a disturbance or nuisance to other guests/neighbours.
Cancellations
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. Cancellations made up to 7 days before your date of arrival will not incur any charges.
Cancellations made within 48 hours of the scheduled check-in time on the date of arrival, a charge equivalent to the cost of one night’s accommodation will be levied .
We reserve the right to cancel your booking. We may do this if the accommodation booked is not available for reasons beyond our control. In such circumstances, we would offer you alternative accommodation or refund all monies paid. We would not be liable for any further payments.
We are not liable for any unexpected or unusual circumstances which are outside of our control, such as severe weather conditions, failure of public utilities, fire, flood, drought, acts of riot, etc. which may lead to facilities offered becoming unavailable for all or part of a booking.
Damages & Breakages
You are responsible and liable for any breakages or damages which you cause to the property or its contents during your stay. Your credit/debit card details will be taken upon arrival as a security bond against any such matters. Please report any damages immediately. We do not normally charge for minor breakages, but we may charge you for repair or making good if the damage or breakage is significant.  You may incur additional charge if you do not report damages or extra cleaning is required to restore the property to a suitable standard for incoming guests.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party, vehicles or possessions, unless the damage can be proven to be caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.
We have some standard rules that are designed to ensure that we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and well being of our guests. If you would like to check these, please contact us.
